With the agreement of both parties, this contract is signed in accordance with Contract Law of People’s Republic of China, Urban Housing Management Law of People’s Republic of China and Housing Leasing Regulations of Shenzhen Special Economic Zone and their regulations of the implementing rules.

One. The first party shall rent room 302 of Hanguan Apartment located in the Songping Mountain living area of Nanshan District of Shenzhen City for the second party as the residential house.


Two. The second party has rented this house from May. 12th, 2016 to May. 31st, 2017. The monthly rental is 3300 yuan/room (capitalization: three thousand and three hundred yuan), and the deposit is 6600 yuan (capitalization: six thousand and six hundred yuan). Dated from May. 12th, 2016 to May. 31st, 2016, 20 days in total, the due rental of this month is 2200 yuan (capitalization: two thousand and two hundred yuan). And then the rental and water, power and management charge shall be cleared every natural month. Under any circumstances, the deposit cannot be treated as or cannot offset the rental or other related fees. The price of the power charge is: 1.35 yuan/kWh, the price of the cold water charge is 6 yuan/ton, price of the hot water charge is 28 yuan/ton and the price of the management charge is 120 yuan/month. (Every resident shall share 10% of the water and power charge with the others every month) The first party is responsible for offer the charge without the invoice. The monthly rental shall be paid to the first party with cash or transferred to the first party by the second party before the fifth day in every month (the legal holidays will be deferred to the later time), and the second party shall send the transfer certificate by the message or the Wechat after transferring the rental to inform the first party to check the account, otherwise the rental shall be treated as not paying. During the leasing period, the second party shall pay the monthly rental on time, and shall not postpone the payment deadline to more than 5 days. When the payment deadline is postponed to more than 5 days, the rental of each day shall be added 5% of the monthly rental as the overdue fine. When the payment deadline is postponed to more than 10 days, the first party is entitled to withdraw the house without returning the deposit. And all possessions of the house shall be handled by the first party.


Three. When the contract expires, the second party will not continue to rent the house, which shall inform the first party in advance of 15 days, otherwise the second party will be treated to continue to rent the house for one year. If the second party doesn’t rent the house in the half-way, this action will be considered as the default action, and the rental and the deposit will be not returned. When the contract expires, the first party shall return the deposit to the second party after clearing all charges, checking all possessions in the house and cleaning up the room; if the room has been damaged or not cleaned up, the deposit shall be deducted the related charges.


Four. The first party can terminate the contract at any time and recover the house without returning the rental and the deposit when the second party has the one of situations as follows:

1.The second party sublets, subleases, transfers, lends, jointly operates the house, buys the shares of the house or regulates and exchanges the house with the others.

2.The second party utilizes the house to conduct the illegal activities, damage the public interests or bother the normal rest of the neighborhoods by playing the electric sound. The second party shall not make a tremendous row in the house and race each other in the public occasion of the district. And the second party is warned more than 3 times, which has made great influence on the residence’s life.

3.The second party puts off paying the rental or the water and power charges more than 10 days, or cancels the lease in advance, the first party will not return the rental and the deposit to it.

4.The second party stores the dangerous and harmful articles that are inflammable and explosive, and uses the open fire or other unsafe factors which are easy to cause the hidden danger.

When the contract expires, if the first party still continues to rent the house, the second party will possess the priority to rent the house under the same price.


Five. The second party shall check the house after delivering the premise by the first party. And the second party shall take charge of keeping and utilizing all facilities in the house with the reasonable manner. If there is any damage on the housing facilities, the second party or the first party shall be responsible for the maintenance, and then maintenance charges shall be paid by the second party. And meanwhile, based on the principle of taking responsibility by the users, the second party shall undertake the responsibility of the coordination and management of the rented houses and the temporary residents in Shenzhen City in accordance with the law. During the leasing period, any security accident occurred on the second party is not related to the first party. When the first party examines and repairs the house, the second party shall cooperate with the first party.


Six. When the first party encounters the special situation to change the room, the second party shall actively cooperate with the first party. If the second party disagrees with it, both sides can terminate the contract and the first party shall not take any responsibility. When the contract cannot be implemented cause by the force majeure, both sides are not responsible for each other and the contract will be naturally terminated. If there are some disputes in the implementation process of the contract, both sides shall negotiate to solve them, while both sides can apply to the court when the negotiation fails.

Seven. During the leasing period, the second party shall not change the housing structure, remove and refit the internal facilities, post the pictures, smear the wall and paint or peg on the wall. The second party shall take charge of recovering the original state of the house or pay the due compensation according to the damage extent because of the housing damage. If the drain of the house is clogged caused by the second party, and the maintenance charges of the water valve, the light switch and LED lamp shall be paid by the second party. And the maintenance charges caused by the quality issues of the rented house shall be paid by the first party.


Eight. The second party shall safekeep the own valuables, the first party shall not be obligated to keep the second party’s valuables. If the valuables are missing, the second party shall take the whole responsibilities.


Nine. The second party shall pay attention to the public health, shall not drop the litter on the staircase or outside the house and shall drop the litter on the assigned place. The law responsibility caused by throwing the objects in high sky shall be taken by the second interested party. 


Ten. The second party agrees that all facilities in the rented house are rented on the current situations, and the maintenance of all facilities shall be taken responsibility by the second party after living in the rented house for 7 days.


Eleven. If there is any improper item in the contract, both sides can make the consultation to supplement the items. There are two original copies of the contract, and both parties shall hold one. And this contract will be valid after both parties sign it.
